Section 6 of the New Territories Leases (Extension) Ordinance, by its clear language, extended the term of existing leases until 30 June 2047 without creating new leasehold estates; accordingly the lessees' original leasehold titles remained the same and, where barred by the Limitation Ordinance, were extinguished as against squatters. The appeals were therefore allowed and the cross-appeal dismissed.
