On the totality of evidence including site inspection, contract documentation and expert evidence, the judge found the claimed air‑conditioning components were either affixed to the building or so integrally connected to fixtures that they became part of the land; intention, method and degree of annexation and the functional integration into a unitary system determined them to be fixtures and not removable chattels.
