Under s.119I the Tribunal fixed a new tenancy of two years commencing 1 July 1982; the enclosed foundation area (playroom) is not part of the legal gross floor area but must be taken into account as an ancillary feature for valuation purposes; after comparing comparables and adjusting for inferior parking and other factors the fair market rent was fixed at $30,000 per calendar month exclusive of rates and management charges.
