The Tribunal accepted the expert comparable-adjustment methodology of the respondent with two modifications: increase floor-level discounts to 5% for 2/F comparables and 7% for 1/F comparables in a non-lift building, and increase size downward adjustments to 10% for specified comparables; applying these adjustments and a 1/8 roof conversion produced an adjusted unit rate of $253.23 per sq.m. and a PMR of $43,581 exclusive ($45,900 inclusive of rates and management fee) which is adopted as the PMR and forms the basis of the new tenancy orders.
