Plaintiff proved on balance of probabilities that the 1st defendant breached the Tenancy Agreement and failed to reinstate the premises and to pay sums due; the 2nd defendant was liable under the Guarantee; the reinstatement costs and outstanding sums were properly proved and reasonably mitigated, entitling plaintiff to judgment for $142,000 and $610.72 with specified interest and costs of $164,329, against the defendants jointly and severally.
