CACV 73/2013: On the evidence and factual matrix a reasonable person would understand 'residential premises' in the Curtilage Covenant to include a pair of semi‑detached houses given the contemporaneous leases and governmental acceptance of such development; the appeal is allowed and declaration granted. CACV 74/2013: The Curtilage Covenant requires that the minimum curtilage area of 8,000 square feet (including building area) be provided and preserved exclusively within the demised lot; absent evidence of other lots in those proceedings the appeal is dismissed.
