Court found that an agreement to purchase Ding rights existed and that the Deed constituted an illegal development scheme and was unenforceable; notwithstanding illegality, because the plaintiff paid the purchase price and all construction costs and the defendants did not pay the stated consideration, a resulting trust arose in favour of the plaintiff; accordingly the powers of attorney granted to Grand were void, the Deed's registration was to be vacated, and defendants were restrained from granting powers of attorney without plaintiff's written consent.
