The curtilage covenant requires each residential premises to have and to maintain an exclusive curtilage of not less than 8,000 square feet for the demised lot; areas cannot be aggregated across adjoining lots nor overlapped within a lot to increase the number of houses; accordingly both judicial review applications fail and are dismissed.
