Section 17 of the New Territories Ordinance effects vesting in successors by the Land Officer's registration of the successor's name through the internal record and written approval; that vesting does not depend on registration of instruments under the LRO, therefore the successors had vested prior to the sale on 25 October 1993 and the sale passed beneficial title to the 1st Plaintiff, making it the former owner entitled to the remaining statutory compensation with interest.
