The Tribunal excluded unsuitable comparables, accepted time adjustments using rental indices, accepted larger quantum adjustments proposed by the Respondent's expert, made a +15% layout adjustment for an irregular comparable and specific location adjustments (-15% for Metroplaza, -30% for Tsuen Wan MTR area), and on blended analysis of the remaining reliable comparables fixed an estimated monthly rent of $700,000 as at 1 July 1996, producing a rateable value of $8,400,000 per annum.
