On the balance of probabilities the plaintiff established factual possession from 18 February 1992 and demonstrated animus possidendi by exclusive control (replacement of lock, keeping the key, domestic occupation evidenced by photos and telephone bill); the defendant failed to prove it or managers had working keys or that licences and intermittent access interrupted possession; accordingly plaintiff acquired a possessory title by adverse possession and defendant's title was extinguished under the Limitation Ordinance.
