Section 13 does not displace the Limitation Ordinance or the pre-1965 Real Property Limitation Act; members of a Tso acquire equitable life interests upon birth (not by claiming through managers) and each beneficiary's right to recover land runs independently so trustees' legal title may be extinguished by adverse possession but equitable interests survive while any beneficiary's claim remains unbarred; on these facts certain members (Tang King Loi, Tang Ka Hei, Tang Pak Hin) have unextinguished equitable interests and the trustees' title has not been completely extinguished.
