On the accepted evidence (documentary contemporaneous records and unchallenged expert survey) plaintiff occupied the house and land exclusively and had the intention to possess at least since 1992; adverse possession for more than 12 years prior to the commencement of proceedings extinguished the registered titles of D1 (Pink Portion) and D2 (Green Portion) under Limitation Ordinance; the unstamped 1982 agreement was inadmissible but was unnecessary to the decision; unpleaded factual/identity arguments could not be permitted to defeat plaintiff's claim.
