The Court held that the deeming of a new Crown lease on 1 July 1973 made that date the commencement of the Plaintiff's root of title; a squatter who had not completed the 20-year Limitation Ordinance period by that date had no substantive 'right' preserved by s4(4)(c); therefore pre-1973 occupation could not be aggregated to satisfy s7 and the Plaintiff was entitled to possession.
