Because the respondent did not oppose and the Tribunal could take judicial notice of recent negotiated rents for comparable flats in the same building (e.g. $13,291 and $14,400 pcm shown in L.T. 88 of 1984), the Tribunal fixed the new rent at $14,000 per calendar month exclusive of rates and ordered a 3-year tenancy from 1 April 1984.
