The omission of the words 'together with the exterior walls thereof' in the POA and sale memorandum was a clerical omission; the POA expressly empowered the attorney to sell and execute the assignment and contained a ratification clause, so the attorney validly conveyed the Property including the exterior walls and the conveyance was effective to vest good title in the plaintiffs; merger of the contract in the conveyance meant the omission in the sale agreement was immaterial.
