Plaintiff established factual possession and the requisite intention to possess the Property from late September 1989 by overt acts (lock change, renovations, payment of rates and utilities, and maintenance contributions); the paper owner's right of action to recover possession accrued before 1 July 1991 and has been statute-barred after 20 years; therefore the paper owner's title is extinguished under ss.7(2),17 and 38A(1) Limitation Ordinance and the plaintiff holds a possessory title.
