Because the sub-lease was still registered when the Block Crown Lease (Cheung Chau) Ordinance Cap.488 commenced on 8 September 1995, it fell within the statutory definition of sub-lease and section 3 terminated the Tong's Block Crown Lease; the Ordinance requires no inquiry into whether the registered sub-lease had in fact been forfeited, and therefore the Tong had no compensable interest under Cap.370 and the appeal must be dismissed.
