The condition in the 20 July 1978 order was a condition precedent so the bankruptcy was not annulled until payment on 15 March 1979; therefore Tang remained bankrupt when the Power of Attorney was granted and when Wan purported to sell the land; the Power of Attorney did not confer a general power to sell undeveloped land and Wan lacked authority to sell to the defendant; the defendant acquired no interest and the plaintiff's confirmatory conveyance after annulment (17 May 1979) conveyed valid title to the plaintiff.
