The Tribunal accepted the direct comparison methodology, preferred most of the applicant's adjustments but fixed the roof accommodation at 50% of main house unit rate, selected five best comparables, adopted an average adjusted unit rate of HK$529.98/m2 and applied it to an equivalent area of 260.37 m2 to determine the prevailing market rent as HK$138,000 per month (exclusive of rates); allegations of bias against the applicant's expert were rejected.
