The Tribunal admitted the expert evidence but exercised its evaluative discretion to select four suitable comparables (Nos.2,3,5,6), apply explicit downward adjustments for the Premises' inferior internal condition, reject two comparables (Nos.1 and 4), and concluded the adjusted average unit rent was $152.28 psm leading to a prevailing market rent of $17,600 per month exclusive of rates and management fee (total $19,424 inclusive); consequently a new two‑year tenancy from 10 August 2002 was ordered at that rent.
