On the facts the court found that Wong had factual possession and the requisite intention to possess House 12 from 1977 and House 6 from 1983 and thus acquired possessory title to the 1st, 2nd and 3rd Lands; TWST established tenancy/rent over the 4th Land by documentary and bank evidence so Ng had not acquired adverse possession of that parcel; TWST failed to prove continuous legitimate membership sufficient to defeat Wong's adverse possession of the 2nd Land; credibility findings on witnesses and documentary linkage determined allocation of title and remedies.
