Given the unprecedented market slump after the breach and the plaintiff's reasonable mitigation efforts, the proper date for valuation was the date of resale (7 October 1998); the resale price of HK$700,000 was accepted as the market outcome and damages were assessed as contract price less resale price and deposit resulting in HK$587,000, plus interest from the date of the writ and costs as ordered.
