Leave to appeal was refused because the plaintiff failed to show a reasonable prospect of success; the trial judge's adverse credibility findings and detailed evaluation of documentary evidence were not plainly wrong and adequately supported the conclusion that there was no reliable evidence the Four Companies provided the building maintenance or that payments were made to them; therefore the unjust enrichment claim failed and the leave application was dismissed with costs awarded to the defendant (assessed at HKD 60,000).
