The Tribunal held that the registration of the statutory easement and the presence of oversails diminished the open market value of the whole property (not just the area directly under the lines); residential buildings permitted by the Crown modification are to be included in the valuation; speculative future risks do not attract compensation (remedies for actual damage lie in damages actions); on the facts and evidence the Tribunal awarded a lump sum compensation of HKD 20,000 plus interest from 30 March 1981.
