The Defendants breached the Deed by installing air‑conditioning units; there was no consent from the caretaker so estoppel fails; and laches/acquiescence does not prevent enforcement absent a complete change in the character of the property rendering the covenants valueless; accordingly the Plaintiffs are entitled to enforce the Deed.
