The Tribunal held that after correcting the time adjustment and properly grouping and adjusting comparables the appropriate unit value is HKD 8,359.5 per sq.m; the Investment Method may be used only as a check and does not displace the Direct Comparison Method; on review the omitted sale evidence was admitted for consideration but inclusion of Comparable S10 in the primary averaging was not justified; consequent compensation was calculated at HKD 5,306,600.
