Owners/managers (1st/2nd Defendants) who retained control of the common parts breached their duty by acquiescing in and allowing highly combustible fit‑out without ensuring effective fire protection, alarms and enforcement of fire doors; the FSI contractor (4th Defendant) breached its duty by failing to ensure the sprinkler system was operable (gate valves closed), and these failures materially contributed to the deaths from smoke inhalation; accordingly judgment for plaintiffs against 1st/2nd and 4th, with apportionment 60% to 1st/2nd and 40% to 4th.
