The merged site defence is obviously unsustainable and bound to fail because the Ordinance and its Schedule require the Tribunal to assess reserve price on the subject lot 'on its own' and the Tribunal has no power to treat adjoining lots not before it as part of the subject for valuation or to compel their sale; therefore the pleaded paragraphs advancing a merged site valuation disclose no reasonable defence and must be struck out.
