Section 16 of the Building Management Ordinance vests in the incorporated owners the right to enforce only those rights or liabilities that are common to all co-owners in relation to the common parts; section 18(2)(g) does not create an independent standing to sue where no such common legal interest exists. Because the contractual causes of action relied on accrued only to some purchasers and not to all owners, the IO lacked locus and the statement of claim must be struck out.
