For Sections 53(2)(a) and 53(2)(e) the 1981 Amendment (No.2) changed substantive law of sufficient practical significance that the new law applies to actions pending at the time of enactment and heard afterwards; on the facts the plaintiff unequivocally elected to waive forfeiture by tendering a new tenancy agreement and consent to subletting and therefore the defendant is entitled to judgment.
