Viewed as a whole the premises had become primarily domestic in nature despite a commercial frontage; because the tenancy is indivisible and the statutory methods for terminating a domestic tenancy had not been employed, the tenancy had not been validly terminated and the sub-tenants were lawful; plaintiff's claim for possession against 2nd–7th defendants therefore failed.
