When a single building is proposed across differently zoned parts of a site, any plot ratio restriction applying to a part of that site remains binding on that part; combining parts to achieve a higher composite plot ratio that exceeds a lower zonal limit is impermissible and the correct remedy is to seek statutory relaxation from the Town Planning Board.
