On the evidence the court found D1 (Edward/City Appraisal Consultant) acted as agent for an imposter, procured signatures, showed title/IC, received purchase monies and failed to account or refund, thus committing fraud and liable to Plaintiffs; D2 (Tetuan Kamarudin & Partners) conducted reasonable conveyancing steps (land search, inspection of original title, checked attesting solicitor, relied on agent's confirmations and clause linking production of original title to payment) and did not breach solicitor's duty of care, so claim against D2 dismissed while D2's counterclaim for unpaid fees…
