The court accepted the assessors' detailed comparable-based valuation which fixed fair market value at RM435 per square metre, rejected WCE's unsupported lower valuation, held that severance did not arise because Portion A was included in the acquisition, maintained the 15% award for injurious affection but increased the monetary award proportionately to the higher market value, and retained the Land Administrator's award for development costs due to lack of a prima facie challenge by Applicants' valuer and no Borang N by WCE to set it aside.
