After assessing the valuation reports, the assessors' opinions and the Schedule 1 factors, the court found the Pentadbir Tanah's comparators and adjustments appropriate; the subject land's status as Malay reserve with padi use and absence of evidence of durian cultivation meant the applicant's proposed comparator was not sufficiently comparable. The prior reference did not bind this court. Therefore the award of RM 483,276.65 and the site-search cost of RM 24,246.65 were upheld.
