Although section 257(1)(g) prescribes a 120-day limit for settlement and the court lacks power to extend that statutory period, the High Court may invoke its inherent jurisdiction to exclude an objectively ascertainable extraordinary period (the 28-day total lockdown) from the computation of time to prevent injustice to a bona fide purchaser who took necessary steps and ultimately paid the balance; accordingly the Deputy Registrar's order excluding the 28 days and permitting completion was upheld and the appeal dismissed.
