Applying the Comparison Method and giving due weight to the Private Assessor's selection of closer and more suitable comparables and adjustments, the court found RM11,300 per square metre to be the fair market value for the Subject Land as at 7.10.2019, resulting in total compensation RM14,712,600 (1,302 sqm x RM11,300). The court followed established principles in the First Schedule and relevant authorities, treated assessors' opinions as persuasive but not binding, and awarded additional compensation and interest accordingly.
