Applicant failed to prove a prima facie case. The private valuation was rejected for using the incorrect valuation date (24.2.2022) contrary to s4(3) LAA and for treating lots individually rather than as an aggregate estate as required by s214A NLC and First Schedule (2D) LAA; applicant provided insufficient supporting evidence for severance, loss of income and valuation adjustments. Accordingly the Land Administrator's awards, including market value at RM130.00 per sqm, were upheld.
