Plaintiffs failed to prove the transfer was procured by fraud, misrepresentation, undue influence or that the donor lacked capacity; the signed and registered Memorandum of Transfer dated 7.6.2010 established the donor's intention to transfer to the defendant for love and affection and conferred indefeasible registered title on the defendant under the National Land Code; therefore no constructive trust arose and plaintiffs' claims fail.
