The Lease Agreement was void for want of registration and failure to obtain the required State consent under the National Land Code and Kelantan Malay Reservation Enactment; consequently the arbitration clause in that Lease was null and could not support interlocutory relief under s10(1) Arbitration Act, and there was no serious triable issue warranting an injunction; the originating summons was dismissed with costs RM5,000.
