On the evidence the Plaintiffs proved that the vendors misrepresented the existence/approval of a lease and that the 2nd Defendant, acting as solicitors for the transaction, breached its professional duty by failing to make material inquiries and searches (title/MMK/ bankruptcy), failing to verify government documents and failing to protect the Plaintiffs from foreseeable fraud. That breach caused the Plaintiffs' loss of RM6,844,500; accordingly the court awarded special damages, interest and costs and dismissed general and exemplary damages for lack of proof and legal basis.
