The court ordered the mortgage transferred to the plaintiff on payment of all amounts and performance of all obligations secured by the mortgage, including the first defendant's costs on a full indemnity basis, because the plaintiff was willing and able to pay and the mortgagee agreed to a neutral position to enable realization of its security while protecting the purchaser from an imminent mortgagee sale.
