On a contextual and purposive construction of the 1997 deed, the defined term 'Lease' incorporated the 1991 deed and its arrangements for overall occupancy to 31 October 2010; the assignee's covenant to perform the lessee's covenants 'during the remainder of the term of the lease' therefore bound the assignee to the obligations relating to the new lease through to 31 October 2010, creating direct enforceable privity of contract between landlord and assignee.
