Court declined to approve the sale at the Newdick estimate because the valuation process was inadequate to satisfy that the sale was in beneficiaries' interests: valuers had not properly assessed or verified lessees' improvements nor amenity value and valuations were dated; the caveat could not be removed because it was arguable that trustees had crystallised a right to distribution thereby giving the beneficiary a caveatable interest.
