The covenant's definition of "Golf Club" unambiguously required an incorporated society; the extrinsic material relied on was inadmissible to alter that clear meaning; a proprietary unincorporated club operated by Golf Management does not satisfy the covenant and therefore cannot enforce it or compel the respondent to join or pay levies.
