The court held objectively that the fire damage rendered the leased premises untenantable (substantial interference with intended commercial use and requiring extensive works over many months), thereby automatically terminating the lease under clause 26.1(a); in the alternative the landlord reasonably formed the opinion that demolition/reconstruction of integral parts was required, so termination under clause 26.1(b) was also valid.
