The verandah attached to The Quays is common property; the Committee's written approvals and delegated approvals recorded in minutes constituted valid written consent under the body corporate rules so the awnings were validly approved; rule 2.3(f) permits committee grants of special privileges and requires a special resolution to revoke them; consequently the body corporate is not entitled to remove the awnings or charge the unit owners unless it terminates the prior approvals by special resolution.
