Defendant failed to establish any legally sufficient ground to discharge the Warrant: rent for May 2014 was unpaid as required by the Tenancy, there was no credible evidence of inability to tender payment, the Tenancy precluded unilateral use of the deposit as set-off, and the goods were in the defendant's apparent possession at seizure; accordingly the Warrant remains valid and the discharge application is dismissed.
