The PASP, read in its context and by ordinary conveyancing practice, treated the Initial Deposit as an earnest/guarantee and therefore forfeitable on the purchaser's wrongful repudiation; deletion of escape clauses did not convert the deposit into mere part-payment nor negate the ordinary rule of forfeiture; the defendant failed to show the agent had authority to bind the plaintiff so the rescission was wrongful.
